How much can you expand the balcony?

The issue of safety is of paramount importance. If the building is old and the loggia or balcony has not been repaired for a long time, you will first need to replace (strengthen) the main structure.
Types of balcony removal
First, you need to remember that you can remove the loggia in various ways. The first is the removal of the balcony, which starts from the window sill. Its essence lies in the fact that the installation of windows begins not in front of the window sill, but behind it. In order for such a design to be reliable, it is necessary to use special channels that are durable. This option is different in that it does not require large financial investments. You can increase the area of the balcony using a similar method by using space in front or on the sides. If you enlarge three sides of the balcony, there will be much more space. Increasing your balcony by moving it out will not require you to spend a lot of money
- The area of the loggia increases not only visually, but also in reality. This entire space can be used to place beautiful flowers, make a table out of a wide window sill, and so on.
- Such an expansion of the balcony allows you to strengthen the structure thanks to reliable channels. This is especially true for residents of old houses who need structural strengthening.
You can also move the balcony away from the stove. This restructuring requires more time and effort, but the balcony will become tens of centimeters larger. For such a removal of the loggia, reliable channels will also be required, because the load on the structure will be considerable.
The rarest way to expand a balcony is to extend it without a frame. Thanks to this, the balcony looks very light and spacious. Removal by floor
It is necessary to decide how exactly the expansion will be carried out: along the base of the slab or the window sill. Each technology has its own specifics.
This conversion option, such as moving it along the floor, is more difficult to implement, but the increase in area can be very significant. Removing the balcony along the slab allows you to “conquer” up to half a meter of additional space. Each wall can be moved this distance. This technology is used in houses with metal parapets.
Removing structures on the lower floors is much easier: you will need to build a foundation or install piles to strengthen the balcony.
To expand the base, it is necessary to dismantle the existing parapet, build up the slab and reinforce it with special channels. Then you should weld the new frame, sheathe it on the outside and carefully insulate it on the inside.
Removing the balcony from the stove
The description of the offset below shows a method that allows you to simultaneously widen and strengthen the base. After all, it will bear additional weight in the form of an expanding structure and glazing. Prepare everything you need for work. Materials (we calculate the exact quantity according to the drawing) - channel, angle 40x40, anchors, cement mixture, primer for metal, binding wire. Tools - a hammer drill, an angle grinder, a level, a gun for tying wire or a hook if the tying will be done manually, a marker.
Extending and strengthening the slab
- We cut the channel with a grinder: the reinforcement elements should protrude beyond the slab to a distance equal to the future offset. The side parts of the trim are made the same length, and the front part is made equal to the length of the slab itself.
- The places where the reinforcing structure of the extension will be buried are marked on the wall, and holes are cut out with a hammer drill. Their depth should be at least 2/3 of the wall thickness.
- The channel sections are inserted into the sockets and then welded around the perimeter of the slab. It is also attached to the reinforcement using a binding wire (it is better not to use welding for this). Only after this the reinforcement is concreted into the wall. Now you can tie the extension around the perimeter.
- We close the gap between the edge of the expansion and the trim: a strip of metal is sewn underneath. If the base is severely damaged and requires additional concrete filling, new reinforcement is attached to the channel and then a layer of concrete is poured. It will take 2-3 days for the takeout to dry.

Installation of fencing with removal

Removal on the windowsill
When choosing this option, the floor size does not change. The room is enlarged by moving the glazed frame outward (the distance corresponds to the width of the window sill). The extension can be frontal or cover all 3 sides.

To obtain permission to increase the balcony area, you need to contact specialists in the housing and architectural department of the administration of the city district where the apartment is located. There they will issue a list of documents, which will then need to be submitted to the department along with the application. Typically the list includes:
- written consent of neighbors whose balconies or loggias are located close to the redevelopment object;
- reconstruction project with calculation of the increased load on the floors (it is better to do this in a specialized construction company);
- coordination of the project with Rospotrebnadzor, BTI, fire supervision and the organization servicing the house.
Within 1 month from the date of submission of the application (together with all attached documents), a final conclusion is issued on the compliance of the redevelopment with current standards.
If the owner of the residential premises has permission to reconstruct the balcony, it means that the redevelopment was carried out legally, and in the future there will be no problems with the sale of the apartment.
Roof construction and glazing
It is best to use soft material as a roof on the balcony, as it has better noise absorption. An example would be bituminous slate or soft tiles. The roof frame is made from the same profile in the shape of a visor. To do this, several load-bearing trusses are welded in the form of right triangles, which are attached with anchors to the wall at the required height. The trusses are connected to each other by a crossbar and a sheathing is made of 50x100 mm bars. If the roof is soft, then the sheathing should be solid plywood. To somehow reduce the noise from rain, you can lay soundproofing material under the roof.

The next stage is the installation of double-glazed windows with ebb and flow visors. They are designed to remove moisture from windows. The ebb tide should extend its edge at least 15 cm beyond the edge of the balcony. This will allow it to be mounted more securely under the window frame. Any double-glazed windows can be used as glazing for an external balcony. These can be metal-plastic or aluminum windows with hinged or sliding sashes. The type of double-glazed windows also depends on the functional purpose of the balcony. If it is warm, then they should be double or triple. When protection is needed only from rain and wind, a single one will be enough. The frameless type of glazing will also look great.
Features of the work
The indentation or “offset” inherent in the window design can reach from 10 to 35 cm. Such a large range is due to a number of important factors, including not only the initial design parameters and customer wishes, but also aspects beyond our control, such as condition and the age of the house, the type of construction materials (panels, blocks, bricks), the integrity of the base slab and its maximum load. It is worth remembering that aluminum double-glazed windows load the slab much less and allow you to expand the room without risks.
In the case of an off-site project, a surveyor’s visit is required, since only a professional will be able to objectively assess the possibilities and nuances of such glazing in a particular case.
Extension methods
You can expand the space in three ways, each of which has both advantages and disadvantages:
- On the windowsill.
- Along the load-bearing slab.
- On the window sill without trim.
The first method can be rationally used when it is necessary to make additional drawers or shelves for storing things in the loggia. You need to expand the loggia along the slab when you want to make an additional room out of a remote balcony.
On the windowsill
How to expand a balcony along the window sill? Instructions for expanding along the window sill are as follows:
- Check the strength of the front side. The expanding frame will be welded to it. If the wall has defects, it should be replaced or strengthened with ties. The parapet can be strengthened by laying foam blocks.
- Weld expansion brackets to the parapet at intervals of 50 to 70 cm. If the parapet is made exclusively of concrete, then the structures must be screwed to it with anchors. It is necessary to follow the principle: the greater the weight of the expanded structure, the more support points there should be.
- Install a metal profile or corner onto the supports.
- Perform external cladding. It is worth considering that the cladding must be protected from corrosion, deformation and natural influences. It must be installed so that it does not allow moisture to pass through.
- Insulation of floors and walls if necessary. This is necessary if you plan to make the room residential. You can insulate with either polystyrene foam or glass wool.
- Install a roof if there was none before.
- Install the frame on a metal profile or corner.
- Arrange the room from the inside.
Interior finishing is carried out at the discretion of the owner. Everything is limited only by his imagination.
You can organize drawers under the windowsill, and flowers can be placed on the windowsill. The interior space can be sheathed, for example, with clapboard. Natural wood is an environmentally friendly, breathable and reliable material.

According to the load-bearing slab
The option of expanding a balcony along a slab is used more often for loggias.
This is explained by the fact that:
- they are easier to convert into residential premises;
- According to their design features, loggias are much stronger than balconies.
A balcony is a structure that protrudes beyond the plane of the facade of a residential building, and a loggia is a structure that extends flush into the plane of the facade.
Increasing the area using a load-bearing slab will cost more than using a window sill, but there will be much more free space.
How to enlarge a balcony using a load-bearing slab?
Procedure for modernizing the premises:
- Dismantle old supports: railings, parapet.
- Install a metal expanded frame on the load-bearing covering (slab) and securely fasten it to the load-bearing slab.
- Sheathe the protruding frame with metal sheets and seal the seams so that water does not accumulate at the base.
- Install an extended fence around the perimeter, while maintaining the level of the right angle.
- Install external cladding.
- Install the roof if necessary (if it did not exist before).

On a window sill without trim
This option for expanding the balcony involves installing a wider window sill. There is no talk of any built-in shelves or cabinets or expansion of space.
Using this method implies:
- Installation of brackets.
- Installing a guide profile on them.
- Installation on the window frame profile.
At the same time, the original parapet is not changed in any way and is not sheathed with anything. It is easier and cheaper to install such a structure because fewer parts are used. But it increases the free space slightly (only at waist level).
The use of this method of expanding the balcony is justified if:
- you need a wide window sill;
- there is no window sill;
- I want to cover the entire balcony with flowers.
It is worth remembering to insulate the seams. They can be treated with polyurethane foam or sealant so that they do not penetrate into the room.
Tricks for expanding a balcony
To maximize the size of the balcony, you can make a two-stage expansion: first, expand the balcony along the base of the slab, then along the new window sill.
Assembling and installing the structure is not difficult. Reconciling it is much more difficult. Such a balcony will place too much load on the floors. To prevent them from falling apart, you will need to install supports. This fact makes it impossible to increase by this method on relatively high floors.
Finding supports for a balcony with an extension on the 3rd floor is not difficult, but on the 4th, 5th and especially the 9th it is almost impossible.
Another difficulty that may arise when working on a project is project approval. Not every architectural administration may allow the construction of such structures.
