How to properly make a balcony with an extension: permission, methods and cost.

Residents of small apartments are often dissatisfied with the standard housing layout. In particular, narrow miniature balconies cause a lot of inconvenience. The problem is relevant both for old buildings and for new budget-type apartment buildings. Therefore, many decide to increase the free space by ordering remote glazing for the balcony. This is the only available way to expand the functionality of a room, so the demand for such a service is quite high.

The glazing is transferred beyond the boundaries of the base slab thanks to the creation of a special frame.

Installing outriggers will entail some technical difficulties. The duration of the process will also increase. After all, before installing the frames, you will need to perform additional manipulations. In particular, you will need to create an external structure from brackets and build a new frame. And, of course, the cost of a balcony with removal will be higher than conventional glazing.

Some apartment owners are wondering how to make an external balcony in an apartment. But it is better to abandon this idea, even if you have a welding machine and some experience in amateur construction. This type of work has its own specifics. It will not be easy to cope with it on your own. Therefore, it is better to immediately entrust it to professionals.

There are 3 ways to implement this project: balconies with extension along the floor, along the window sill and a combined option. These and other points will be discussed in this article.

How much can you expand the balcony?

Before ordering such a glazing option, you need to decide how many free centimeters you need.

If the owner of the home does not have permits to remove the extension, he will be able to increase the area only by 30 cm out of the permissible 50 (maximum value).

Such a transformation can have a tangible effect. especially if the area is added simultaneously along the floor and window sill. The cut tens of centimeters are often enough even to accommodate compact furniture (sofa, ottoman).

To expand the space to its maximum, the bureaucratic aspects associated with this event will need to be sorted out. If the technical condition of the parapet is unsatisfactory, it needs to be strengthened. Otherwise, the slab will not withstand the weight of the future glazing.

If you want to install a massive platform (for example, on stilts), you will need to obtain permission from all neighbors living below you. Do not neglect the interests of the residents of the house: through the court you may be forced to return to the original dimensions.

Exterior finishing

Before you start glazing, you need to do the exterior finishing. The most popular material today is siding. It is quite practical, lightweight and not expensive.

You can also use corrugated sheeting for this purpose. It is made in the form of a tin plate with a decorative coating on the outside. This material has a long service life, but is more expensive.

Aluminum siding and aluminum composite panels are very popular today. This material resembles a layer cake with two thin sheets of aluminum and a polymer layer between them.

Restrictions and prohibitions

In some situations, it is impossible to make a balcony with removal. expand the space in the following cases :

  • the external structure weighs more than 80 kg, and the load-bearing wall is not designed for such a load (this problem arises when it is planned to install PVC windows);
  • the “age” of the extension has exceeded 20 years;
  • the structure is located on the ground floor (if you expand the area, the protruding canopy will “collect” precipitation and all the debris that flies from above);
  • cracks have been found in the base slab, it is crumbling or chipped along the edges;
  • metal structural elements are affected by rust;
  • emergency condition of the wall adjacent to the balcony (falling out bricks, cracks);
  • the work being carried out will cause inconvenience to neighbors or damage their balcony (claims may be caused by the appearance of shadows and increased load on the structure).

The issue of safety is of paramount importance. If the building is old and the loggia or balcony has not been repaired for a long time, you will first need to replace (strengthen) the main structure.

Types of balcony removal

First, you need to remember that you can remove the loggia in various ways. The first is the removal of the balcony, which starts from the window sill. Its essence lies in the fact that the installation of windows begins not in front of the window sill, but behind it. In order for such a design to be reliable, it is necessary to use special channels that are durable. This option is different in that it does not require large financial investments. You can increase the area of the balcony using a similar method by using space in front or on the sides. If you enlarge three sides of the balcony, there will be much more space. However, it is worth remembering that the floor area of the loggia will remain the same. What are the advantages of moving the balcony away from the window sill?

Increasing your balcony by moving it out will not require you to spend a lot of money

  1. The area of the loggia increases not only visually, but also in reality. This entire space can be used to place beautiful flowers, make a table out of a wide window sill, and so on.
  2. Such an expansion of the balcony allows you to strengthen the structure thanks to reliable channels. This is especially true for residents of old houses who need structural strengthening.

You can also move the balcony away from the stove. This restructuring requires more time and effort, but the balcony will become tens of centimeters larger. For such a removal of the loggia, reliable channels will also be required, because the load on the structure will be considerable.

The rarest way to expand a balcony is to extend it without a frame. Thanks to this, the balcony looks very light and spacious. I would also like to note the fact that such a structure weighs much less than a balcony with frames. This option is not inferior in terms of sound insulation and protection from dust and water to the removal of a loggia with frames. The disadvantage is the fact that a lot of light passes through the glass, and therefore it can be hot on the balcony. However, this can be solved by purchasing curtains or blinds along the entire height of the balcony.

Removal by floor

It is necessary to decide how exactly the expansion will be carried out: along the base of the slab or the window sill. Each technology has its own specifics.

This conversion option, such as moving it along the floor, is more difficult to implement, but the increase in area can be very significant. Removing the balcony along the slab allows you to “conquer” up to half a meter of additional space. Each wall can be moved this distance. This technology is used in houses with metal parapets.

Removing structures on the lower floors is much easier: you will need to build a foundation or install piles to strengthen the balcony.

To expand the base, it is necessary to dismantle the existing parapet, build up the slab and reinforce it with special channels. Then you should weld the new frame, sheathe it on the outside and carefully insulate it on the inside.

Removing the balcony from the stove

The description of the offset below shows a method that allows you to simultaneously widen and strengthen the base. After all, it will bear additional weight in the form of an expanding structure and glazing. Prepare everything you need for work. Materials (we calculate the exact quantity according to the drawing) - channel, angle 40x40, anchors, cement mixture, primer for metal, binding wire. Tools - a hammer drill, an angle grinder, a level, a gun for tying wire or a hook if the tying will be done manually, a marker.

Extending and strengthening the slab

  • We cut the channel with a grinder: the reinforcement elements should protrude beyond the slab to a distance equal to the future offset. The side parts of the trim are made the same length, and the front part is made equal to the length of the slab itself.
  • The places where the reinforcing structure of the extension will be buried are marked on the wall, and holes are cut out with a hammer drill. Their depth should be at least 2/3 of the wall thickness.
  • The channel sections are inserted into the sockets and then welded around the perimeter of the slab. It is also attached to the reinforcement using a binding wire (it is better not to use welding for this). Only after this the reinforcement is concreted into the wall. Now you can tie the extension around the perimeter.
  • We close the gap between the edge of the expansion and the trim: a strip of metal is sewn underneath. If the base is severely damaged and requires additional concrete filling, new reinforcement is attached to the channel and then a layer of concrete is poured. It will take 2-3 days for the takeout to dry.

Enlargement of the balcony. The channels are recessed into the wall and concreted

Installation of fencing with removal

Repair and expansion of the slab has been completed. However, you can make the balcony even more spacious due to an additional extension - in the photo, which is located under the description of the work, you can see how the additional extension is arranged.

  • We assemble the fence with removal separately, immediately clean the seams from slag and prime them. We make holes for anchors in the right places.
  • We weld the finished structure onto the harness first with several points, and after checking the level - thoroughly.
  • We attach the side parts to the wall of the house using anchors.
  • We mark the outer perimeter of the expansion for further glazing, drill holes for fastening double-glazed windows - three per window.

We recommend: How to attach lining: step-by-step instructions for covering walls with your own hands + video

At this stage, you can install the exterior trim with siding or other material that was chosen for this purpose. Insulation on a balcony with an extension, the photo of which you see below, can only be installed after the glazing has been done.

Extension of the balcony along the base of the slab. Remote structure installed

Removal on the windowsill

When choosing this option, the floor size does not change. The room is enlarged by moving the glazed frame outward (the distance corresponds to the width of the window sill). The extension can be frontal or cover all 3 sides.

Glazing of loggias is done in a similar way, but side extensions are usually not done. In such an extension, it is most appropriate to push the boundaries along the window sill. Removing slabs along one side on slanting loggias in some cases helps to adjust the geometry of the room (give it the correct rectangular shape).

The window sill border can be moved to a distance of up to 300-350 mm .

This method is widely used in panel buildings. It allows you to install a full-fledged convenient window sill, make a shelf for plants or books.

This design is absolutely safe to use: you can lean on the windowsill and place pots with indoor flowers on it.

Residents of new buildings often order retractable glazing for a 6-meter loggia.

Removing the balcony along the window sill can have another variety. This is the so-called “butterfly”. This reconstruction option does not require registration, regardless of the room parameters. When implementing this project, only the sides are moved back.

Step-by-step instruction

2. Clean surfaces from dirt and debris.
3. Take measurements of the opening for glazing. 4. Do work on insulating the room and leveling the surfaces. 5. Evaluate the balcony fencing. In Khrushchev-era buildings, the fencing consists of metal spans along the perimeter of the slab; it must be removed, since the fencing is not able to withstand the additional load. 6. Lay foam blocks around the perimeter of the slab on all sides. 7. Mark the places on the foam concrete parapet for attaching the window frames to the fence. It is better to do this by placing the frame directly on the fence and marking the fixation points. 8. On the marking line, drill holes for dowels at a distance of 25-35 centimeters from each other. 9. Attach the window frame to the outer wall of the apartment, the parapet and the slab that serves as the ceiling. 10. Place a molding on the outside of the glazing and secure it with facing corners. 11. After installing the frame, fill it with double-glazed windows and sashes. 12. Fill the gaps that appeared during the work between the parapet and the frame with polyurethane foam for sealing, heat, and sound insulation. Prices for turnkey glazing with removal

Each customer is interested in the price of balconies with removal. It depends on many factors. One of the most important aspects is the material used to make the selected profile.

Removing the balcony with PVC glazing is a more expensive option, but its advantages are undeniable. In this case, it matters how many cameras there will be in the profile and glass unit.

It is necessary to calculate the amount of glazing of a balcony or loggia with plastic windows taking into account their color. The standard and cheapest solution is white. The website indicates prices specifically for this profile. When choosing a laminated surface, the final cost increases. You can compromise and make only one side colored - the outer or inner.

The aluminum profile has the most affordable price.

It is also often used for glazing. Basically, metal structures are installed where high noise and heat insulation is not needed or where the condition of the parapet and base requires it. Installing plastic windows with recesses on loggias will cost more, since such premises have a larger area. The price is calculated based on the exact dimensions of the object - its length, width and depth. For example, glazing in a Khrushchev-era building with removal is not a very expensive undertaking, since the balcony in houses of this type is very small. But the result exceeds all expectations, which is why this service is very popular.

Capital companies are ready to carry out external glazing of a balcony in a Khrushchev-era building for 31,000 rubles . (cold version) or 39,000 rub . (warm glazing)

The cost of removing a balcony varies depending on the type of glass (regular, shockproof, colored) and the choice of finishing materials. The turnkey price depends on the set of related services. The price of turnkey glazing with removal in Moscow will be different in different companies.

Installation of a balcony also includes the installation of fittings (handles, locks, seals), the total cost of which can reach 20-25% of the price of the window profile.

The project estimate also reflects the opening scheme of the valves. If you want to save money, it is better to avoid complex decisions. A blind sash costs less than an opening one (the difference is 3,000−4,000 ₽).

A turnkey balcony is an expensive solution, but this option saves the customer from all the hassle.

How to make a balcony removal yourself

In order to expand the loggia, you need to prepare. First, make sure you have all the tools. These include: angle, channel, anchor, mixture, knitting wire, primer for metal, marker and gun for knitting wire.

First of all, you need to cut the channel using a grinder. They should be located outside the tiles, where the balcony extension will be. The front part of the channels should be the same length as the slab itself, and the side channels should be shorter.

Installation of channels for moving the balcony along the floor

On the wall of the house it is necessary to mark the places where the structure will go deeper. Using a hammer drill, you need to cut holes. Their depth should be 2/3 of the wall thickness, but in no case less.

The channel pieces are inserted into the holes and then welded along the entire length. The fastenings to the reinforcement are secured with knitting wire. Welding is not recommended here. When this point is completed, you can concrete the reinforcement in the wall.

Installation of balcony railings

Now you need to tie the extension around the entire perimeter of the balcony. Strips of metal must be welded to the balcony floor so that they close the gap between the trim and the edge of the extension. If you need to expand a balcony whose base is destroyed, you must first fill it additionally. New reinforcement is attached to the channels and a new layer of concrete is poured. Remember that all this must be dried for at least two days.

External finishing of the balcony must be done before glazing

When the slab has been expanded and strengthened, installation of the fence can begin. It must be collected and all seams cleaned of slag. In the necessary places you can make holes for anchors. The structure must be welded in several places and checked if everything is normal. The side parts are attached to the anchors. It is worth making markings along the perimeter for future glazing of the balcony. After all, in any case, it is necessary to install double-glazed windows. You can read about glazing in detail in this article.

Installation of window frames on a balcony with removal

During these processes you can finish the exterior of the balcony. Nowadays, people most often prefer siding, which is practical, low cost and easy to maintain. It is too early to insulate the balcony at this stage, because you must first glaze it.

Scheme of expanding the balcony along the floor and onto the window sill

Double-glazed windows on the balcony can be different. Sliding window frames are very popular now. They differ in that they save a lot of space on the balcony. However, do not forget that they are not as airtight as plastic double-glazed windows. Therefore, if you want to protect your balcony from dust and noise as effectively as possible, then choose plastic double-glazed windows. However, remember that they are heavy, and therefore it is worth making sure that the structure can withstand the load.

Once you take out your balcony, it won't look great right away. Therefore, it is necessary to carry out finishing work inside. After all, after removing the loggia, all the metal channels will remain visible, which will spoil the appearance of the balcony. You can hide them using materials such as wood, plastic, etc. It is better to entrust such work to professionals who will do it quickly and efficiently. Also, the craftsmen always have the necessary tools at hand, so they can easily turn the balcony into a beautiful room.

Original design of a balcony with take-out

Thus, we can conclude that a remote balcony is an excellent solution that will allow you to make your apartment as spacious and comfortable as possible. After all, from a loggia you can make a room in which in the summer it will be pleasant to drink tea and admire the surrounding landscapes. Some people decide to turn their balcony into an office so that no one will distract them.

If your apartment has a small balcony, then don’t despair. You can always expand it with your own hands and surprise your neighbors! Thanks to the removal of the balcony, you can make it modern, beautiful and spacious!

Finishing and insulation of an external balcony

The extension of the frame is accompanied by cold or warm glazing technology, which affects further interior decoration.

Warm balcony glazing with extension is not suitable for dilapidated buildings with an unreliable balcony slab.

The heavy weight of plastic double-glazed windows can lead to collapse. Therefore, it is advisable to glaze the external balcony in Khrushchev, Stalin and other old houses using cold technology. Moreover, this is a cheaper option and, moreover, it will cause fewer disputes with local officials.

But lightweight aluminum profiles do not allow you to turn your extended corner of nature into additional living space. Although you can still insulate it a little with glass wool, foam blocks, etc. subject to complete tightness and waterproofing of the structure.

Advice: if you are planning to make an external balcony in a Khrushchev-era building, use lightweight, environmentally friendly and fire-resistant materials for insulation and finishing: penoplex, expanded clay, mineral wool.

An alternative is glazing with a warm aluminum profile. But it is not so easy to find and its cost is several times higher than its plastic counterparts. But such a system weighs less than PVC.

If you still plan to provide high-quality insulation for your balcony, glaze it with warm wooden Euro-windows. Wood itself retains heat perfectly, and the interior decoration can be done using wooden lining. The result is an eco-friendly, warm and elegant option. Modern methods of wood processing make it resistant to rotting, mechanical deformation and even endow it with fire-resistant qualities.

A universal option for interior decoration is plastic panels.

What do you need to do to remove the balcony yourself?

Before you start making a balcony with your own hands, you need to remember that its length should be limited. This means that you cannot expand the loggia as much as you want, because there are maximum permissible standards. Expansion of the balcony is allowed by 20 centimeters without permission from special services. If you want to make the loggia larger by about half a meter, you will have to collect all the necessary papers. It is also worth remembering that a balcony with a DIY extension, which will increase by 50 centimeters or more, must be reinforced from below with steel trusses.

It is also worth remembering that even if you increase the balcony by 20 or 30 centimeters, you must first make sure that the wall of the house can withstand the new load. Therefore, safety precautions must be paramount.

To extend the balcony more than 20 centimeters you will need special permits

Permission and law: separate article

If you are planning to increase your living space by extending the glazing in Moscow by more than 30 cm, then you will have to visit many different authorities: an organization where they will make a drawing of the extended glazing for you, BTI (here they will give you a floor plan), the Design Bureau (here you will receive technical conclusion on the possibility of redevelopment), the City Department of Architecture (here it is quite possible to encounter a refusal from the district architect), the City Planning Department, the Ministry of Emergency Situations, the sanitary and epidemiological station, the gas service, the district fire department, etc. The final permit is issued by the district MEC after agreement with the district housing inspectorate.

The apartment owner will need to collect supporting documents and submit them to the appropriate authorities.

Glazing of balconies with extension is regulated by Moscow Law No. 37 of 1999. Read paragraph 5.1 especially carefully. Also read the all-Russian “Rules and Standards for the Technical Operation of Housing Stock” dated November 3, 2003 (clause 1.7.2 and clause 1.7.4).

In any case, it will be the officials who will decide whether or not the remote structure violates the architectural appearance of the city, safety requirements, sanitary standards, etc.

In addition, the removal of the balcony will require permission from neighbors for redevelopment and, by law, it must be written.

So, if you decide to glaze a balcony with a large extension, you will have to stock up on time and patience.

In some cases, it is completely impossible to carry out glazing of balconies with removal in Moscow:

  • if the structure is more than 20 years old and additional loads are unsafe;
  • glazing with extension weighs more than 80 kg (this happens when PVC double-glazed windows are used);
  • poor location of the facility and other factors (for example, the presence of escape hatches on the balcony).

No matter how complicated and lengthy the process of legalizing external glazing may seem, lawyers still advise obtaining all permits before starting redevelopment. Otherwise, if you are “unlucky,” you will have to either return the balcony to its previous appearance or pay significant fines.

Do I need permission?

According to the Housing Code of the Russian Federation, expanding a balcony to 30 cm does not require special permission. If the increase exceeds these dimensions, then by law it is considered a redevelopment that requires documentary confirmation.

To obtain permission to increase the balcony area, you need to contact specialists in the housing and architectural department of the administration of the city district where the apartment is located. There they will issue a list of documents, which will then need to be submitted to the department along with the application. Typically the list includes:

  • written consent of neighbors whose balconies or loggias are located close to the redevelopment object;
  • reconstruction project with calculation of the increased load on the floors (it is better to do this in a specialized construction company);
  • coordination of the project with Rospotrebnadzor, BTI, fire supervision and the organization servicing the house.

Within 1 month from the date of submission of the application (together with all attached documents), a final conclusion is issued on the compliance of the redevelopment with current standards.

If the owner of the residential premises has permission to reconstruct the balcony, it means that the redevelopment was carried out legally, and in the future there will be no problems with the sale of the apartment.

Roof construction and glazing

It is best to use soft material as a roof on the balcony, as it has better noise absorption. An example would be bituminous slate or soft tiles. The roof frame is made from the same profile in the shape of a visor. To do this, several load-bearing trusses are welded in the form of right triangles, which are attached with anchors to the wall at the required height. The trusses are connected to each other by a crossbar and a sheathing is made of 50x100 mm bars. If the roof is soft, then the sheathing should be solid plywood. To somehow reduce the noise from rain, you can lay soundproofing material under the roof.

Roof canopy for balcony

The next stage is the installation of double-glazed windows with ebb and flow visors. They are designed to remove moisture from windows. The ebb tide should extend its edge at least 15 cm beyond the edge of the balcony. This will allow it to be mounted more securely under the window frame. Any double-glazed windows can be used as glazing for an external balcony. These can be metal-plastic or aluminum windows with hinged or sliding sashes. The type of double-glazed windows also depends on the functional purpose of the balcony. If it is warm, then they should be double or triple. When protection is needed only from rain and wind, a single one will be enough. The frameless type of glazing will also look great.

Features of the work

The indentation or “offset” inherent in the window design can reach from 10 to 35 cm. Such a large range is due to a number of important factors, including not only the initial design parameters and customer wishes, but also aspects beyond our control, such as condition and the age of the house, the type of construction materials (panels, blocks, bricks), the integrity of the base slab and its maximum load. It is worth remembering that aluminum double-glazed windows load the slab much less and allow you to expand the room without risks.

In the case of an off-site project, a surveyor’s visit is required, since only a professional will be able to objectively assess the possibilities and nuances of such glazing in a particular case.

Extension methods

You can expand the space in three ways, each of which has both advantages and disadvantages:

  1. On the windowsill.
  2. Along the load-bearing slab.
  3. On the window sill without trim.

The first method can be rationally used when it is necessary to make additional drawers or shelves for storing things in the loggia. You need to expand the loggia along the slab when you want to make an additional room out of a remote balcony.

On the windowsill

How to expand a balcony along the window sill? Instructions for expanding along the window sill are as follows:

  1. Check the strength of the front side. The expanding frame will be welded to it. If the wall has defects, it should be replaced or strengthened with ties. The parapet can be strengthened by laying foam blocks.
  2. Weld expansion brackets to the parapet at intervals of 50 to 70 cm. If the parapet is made exclusively of concrete, then the structures must be screwed to it with anchors. It is necessary to follow the principle: the greater the weight of the expanded structure, the more support points there should be.
  3. Install a metal profile or corner onto the supports.
  4. Perform external cladding. It is worth considering that the cladding must be protected from corrosion, deformation and natural influences. It must be installed so that it does not allow moisture to pass through.
  5. Insulation of floors and walls if necessary. This is necessary if you plan to make the room residential. You can insulate with either polystyrene foam or glass wool.
  6. Install a roof if there was none before.
  7. Install the frame on a metal profile or corner.
  8. Arrange the room from the inside.

Interior finishing is carried out at the discretion of the owner. Everything is limited only by his imagination.

You can organize drawers under the windowsill, and flowers can be placed on the windowsill. The interior space can be sheathed, for example, with clapboard. Natural wood is an environmentally friendly, breathable and reliable material.

If a roof was installed over the balcony and it was made at an angle, then small shelves for storage can also be arranged under the ceiling. True, it will be inconvenient to use them, but you can put long things on them that no one uses for a long time.

According to the load-bearing slab

The option of expanding a balcony along a slab is used more often for loggias.

This is explained by the fact that:

  • they are easier to convert into residential premises;
  • According to their design features, loggias are much stronger than balconies.

A balcony is a structure that protrudes beyond the plane of the facade of a residential building, and a loggia is a structure that extends flush into the plane of the facade.

Increasing the area using a load-bearing slab will cost more than using a window sill, but there will be much more free space.

How to enlarge a balcony using a load-bearing slab?

Procedure for modernizing the premises:

  1. Dismantle old supports: railings, parapet.
  2. Install a metal expanded frame on the load-bearing covering (slab) and securely fasten it to the load-bearing slab.
  3. Sheathe the protruding frame with metal sheets and seal the seams so that water does not accumulate at the base.
  4. Install an extended fence around the perimeter, while maintaining the level of the right angle.
  5. Install external cladding.
  6. Install the roof if necessary (if it did not exist before).
  7. Insulate the floor and walls if necessary (if you plan to make a living space).
  8. Install the window frame.

After this, you can begin arranging the room from the inside.

On a window sill without trim

This option for expanding the balcony involves installing a wider window sill. There is no talk of any built-in shelves or cabinets or expansion of space.

Using this method implies:

  1. Installation of brackets.
  2. Installing a guide profile on them.
  3. Installation on the window frame profile.

At the same time, the original parapet is not changed in any way and is not sheathed with anything. It is easier and cheaper to install such a structure because fewer parts are used. But it increases the free space slightly (only at waist level).

The use of this method of expanding the balcony is justified if:

  • you need a wide window sill;
  • there is no window sill;
  • I want to cover the entire balcony with flowers.

It is worth remembering to insulate the seams. They can be treated with polyurethane foam or sealant so that they do not penetrate into the room.

Tricks for expanding a balcony

To maximize the size of the balcony, you can make a two-stage expansion: first, expand the balcony along the base of the slab, then along the new window sill.

Assembling and installing the structure is not difficult. Reconciling it is much more difficult. Such a balcony will place too much load on the floors. To prevent them from falling apart, you will need to install supports. This fact makes it impossible to increase by this method on relatively high floors.

Finding supports for a balcony with an extension on the 3rd floor is not difficult, but on the 4th, 5th and especially the 9th it is almost impossible.

Another difficulty that may arise when working on a project is project approval. Not every architectural administration may allow the construction of such structures. They greatly influence the architectural appearance. Indeed, such a structure with supports will look monstrous. It can also shade windows below.

To reduce the load on the floors, you can use lightweight materials. Although this will not eliminate the need to install additional supports.

But this way you can make a balcony with a projection of more than 1 m! You'll get a real room.

Frameless glazing

A very original technology with sliding panels without mullions and crossbars across the entire window area. It creates a feeling of airiness and flight. Especially if the entire wall is glazed from floor to ceiling. Of course, the appearance must be appropriate. To a pond, garden or city from the highest floors.

From the outside, a balcony with frameless glazing looks stylish, modern and attractive

But the attractiveness of the view from such a balcony depends on what is around the house

Panoramic glazing is often offered in combination with changing the shape of the balcony. Moving away from the standard rectangular, they make the facade semicircular or a curved wavy line. In this case, the remote balcony becomes an extremely attractive place. Here there is a desire to linger and relax. Deep armchairs and upholstered furniture would be appropriate.

High cost of any project

In words, during preliminary calculations, one amount may be indicated, but it will certainly increase. To a greater extent, because additional extras will be imposed on the customer, and equally for reasons of the technical features of the residential building, the design of the new balcony and their connection together. More often, the expansion of balconies is carried out in Stalin buildings, Brezhnev buildings, old-style high-rise buildings, Czech buildings - where there is a lack of space. New houses already have large balconies, and the management company will not allow the facade of a new residential building to be spoiled by an enlarged curtain structure.

But in old houses there are enough problems. Buildings that have served for 40-50 years are not in the best condition; the walls are loose, spoiled by atmospheric phenomena and natural aging. Installing an extension frame is unsafe, and in order to somehow make a connection with a collapsing brick wall, the technology visually improves and the cost of the project increases. And in the usual case, when there are a minimum of problems with installation, it is not so cheap. You can monitor the market, request calculations from several organizations, and receive sums of many tens of thousands of rubles for the desired modernization!

Glazing options in Khrushchev

Aluminum profile

1. Clear the balcony area of rubbish. 2. Install additional barriers. 3. Level the concrete slabs. 4. Assemble the frame, attach it to the frame and slab of the upper part of the balcony with hinges and screws. 5. Install a canopy between the top plate and the frame, extending 50 centimeters beyond the balcony. This will provide reliable protection to the windows from various precipitation. 6. Using tin snips, cut out the molding and install it along the bottom edge on the outside of the frame. 7. Seal the frame joints with sealant. 8. Install the double-glazed windows into the frame with a full fit, using pressing strips.

Next, install the window sill.

Application of aluminum profile – cold glazing of a balcony

It is suitable for those who do not store things and preserves on the balcony in winter. Single-chamber bags will not allow dust, rain, or wind to pass through, but they will not retain heat.

Aluminum profile is the best option for glazing balconies in Khrushchev-era buildings; the profile is lightweight, inexpensive, durable, and is not afraid of corrosion. Glazing can be done with your own hands.

French glazing

French glazing is continuous glazing that is mounted on a concrete base with or without a lattice barrier. The frame is made of aluminum or metal-plastic profiles. The elements are connected with specific reinforcement. From the front side, the structure resembles a voluminous basket.

Please note: We produce balcony glazing in a house of the p-44 or p-44t series

Advantages of French glazing

  • there is no need for external and internal cladding of the parapet;
  • the room has excellent lighting;
  • There is no need to carry out welding work during the installation process;
  • variety of decor options.

  • lack of window sill;
  • for the reliability of the structure, the frame is equipped with special elements;
  • massive glazing needs protection from the sun in summer and heating in the winter months;
  • high price;
  • heavy glass cleaning.

Designs with forged elements are a classic, where a window or doorway is made with a decorative metal parapet. The load-bearing slab reaches a maximum of 0.5 meters. The base area does not allow for storage space. Such a balcony serves as a decoration for the facade of a house or room.

French glazing is a special type of balconies; here the windows go to the floor. The concrete base must be as strong as possible.

Panoramic glazing

Panoramic – elite glazing of balconies.

This will require the use of rare and expensive glass

  • with reflection;
  • mirrored;
  • tinted;
  • low-emission;
  • glass with a thickness of more than 6 millimeters.

The frame for glass can be made from: aluminum profile, PVC, wood. A welded structure made of metal frames is applicable. Frameless glazing with a continuous transparent surface looks stylish and progressive.

Warm glazing

When glazing a balcony with warm glass, you need to choose the right materials, cladding and insulation. Most craftsmen use a profile pipe to make the frame. It makes it possible to easily sheathe the frame both inside and outside the balcony.

Replace old balcony structures. For double-glazed windows, choose at least two chambers. It’s even better to choose a profile with chambers filled with insulating material.

Features of thermal insulation

  • Before installation, all supporting structures are sheathed on the outside; a film is installed along with the sheathing, protecting the internal cavity of the frame with insulation from moisture, making it airtight. Film - will remove excess moisture from the insulating material.
  • Install a wooden sheathing 20 millimeters thick by attaching it to the profile pipe using self-tapping screws.
  • Place mineral wool in the cavity of the frame; it will perfectly retain heat in the room.
  • Then a vapor barrier is installed and stapled to the sheathing batten.
  • After arranging the floor and ceiling, you can cover the balcony with plastic or plasterboard.

Heating methods

  • An electric convector is the simplest option, installation is self-guided.
  • electric heated floor - with basic knowledge in electrical engineering it is quite possible to install it. There is a heated film floor.
  • infrared ceiling heater.

The best option for heating a balcony is a convector, which has minimal power and provides fast heating.
